Revised Covenants Approved and Recorded with Forsyth County

Dear Neighbors,

The Grove Park HOA Board is pleased to inform you that after many years of development and hard work from previous Board members and neighbors, the new Restrictive Covenants for our community have been officially recorded with the county. These updated covenants now supersede the original HOA covenants and are legally binding.

The new covenants use modernized language and reflect current community goals and standards and are intended to support the long-term value and integrity of our neighborhood.  Specifically, the new covenants limit the number of rental properties in Grove Park and make our neighborhood more unattractive to corporate buyers.

These new covenants have been collaboratively developed and reviewed by a real estate attorney to ensure none of the terms in the document violate any regulations or laws.  These new covenants have been approved by more than 2/3 of our neighborhood population.

Please review and make yourself familiar with the new covenants and bylaws.  A copy of the recorded document is available on our website here: Revised Covenants

If you have any questions, please contact the HOA Board.

Thank you for your continued support and cooperation.

Street Parking

Please remember that parking on our streets is not allowed and violates our HOA covenants and restrictions.  From time to time, we all have family and friends over that can't all park in our driveways, but please do not park your vehicles in the streets regularly.

Sanders Road Closure

The installation of Return Flow Pipeline along Sanders Road will begin Monday June 2nd and will extend for approximately five weeks.

Segments of Sanders Rd’s north bound lane (between Buford Highway and Buford Dam Road) will be closed during this period to time. Access to property entrances will remain open.

Updated Information (May 30, 2025)

More Information on the Sanders Road Closure

  • Temporary electronic traffic signals and signage will be placed at both ends of lane closures and will indicate to traffic, via a green or red light, when they may proceed on the single lane of traffic.

  • A flagger will also be present throughout the project as needed.

  • Residents of the Grove Park subdivision will also have a temporary lighted signal placed at the exit of Grove Park Lane indicating the direction of traffic along Sanders Road so that they may safely commute Sanders Road with the correct direction of traffic during single lane closures.

  • This signal will be programmed to coordinate with the signals at each end of the traffic control so motorists driving along Sanders Road will not get in conflict with motorists entering/exiting Sanders Road from businesses or subdivisions.

  • Please follow traffic signage for your safety.

  • Approximately 1,000 feet of one lane of traffic will be closed at a time as crews progress on construction.

Once installed, the Return Flow System will convey highly treated water from the Fowler Water Reclamation Facility (WRF) to Lake Lanier.
